We love having a nose around gorgeous properties over here at Muddy. Cop an eyeful of this beaut in Rutland that comes with a wine cellar and even a private cinema and guess how much it's worth.
Come on in and have a looksy around this splendid, four bed family home with views overlooking Rutland Water.
This newly built home is slap bang in the middle of Hambleton village and the location couldn’t be better. This attractive rural idyll is made up of stunning properties, rolling countryside and excellent views and the village is also home to the only Michelin-starred restaurant for mile; Hambleton Hall Hotel of course, dahhhhling.
The village itself is a stone’s throw from the gorgeous market town of Oakham with direct links to London from Corby (20 minutes away by car). If you’re looking for outstanding schools, public schools in Oakham, Uppingham and Oundle can easily be reached plus, the village offers stunning walks, cycling routes, sailing and fishing.
What looks like a cosy country pad from the outside is actually a cool and contemporary family home on the inside (did we mention the home gym and private cinema?). Let’s take a wander inside shall we?
The impressive hallway on the ground floor immediately gives you an idea of what the rest of the house is like. The staircase itself looks like its something you’d expect to see on Grand Designs but it’s that unique glass floor window that’s got our attention. Nice, ehh but what lies beneath?! More on that later…
The modern living room features built-in bookshelves and is flooded with natural light. There’s plenty of room here for large family get-togethers and we love the subtle neutral tones used here.
At the end of the hallway is the statement kitchen/breakfast room which comes with handmade shaker style kitchen units in a very on-trend colour palette. BTW, check out that marble flooring – someone’s got good taste!
The kitchen also features a pantry, a contemporary island a circular breakfast nook as well as an informal seating area; it all looks out to the lush green garden through those bi-fold doors.
We love the way the unique shape of the master bedroom has been highlighted with a contrasting lick of paint. There’s also a bespoke walnut dressing room and an en-suite with a double walk in shower plus his and her bathroom sinks. Double the space, double the style points plus, ample room to get ready together in the morning.
But wait! There’s three more bedrooms just as impressive as the master, including this one that’s a teenage girl’s dream with space for the entire netball team to sleep over, an en-suite and a cool hanging swinging chair (the likes of which you’ve probably seen if you’ve had a nose around Mrs Hinch or Stacey Soloman’s gram).
There are two further bedrooms, one is en-suite plus there’s a large family bathroom with a freestanding corian bath, shower, a built in tv and a handy laundry chute (I’m guessing this was a woman’s suggestion!). No more excuses for leaving dirty laundry on the bathroom floor now.
And then there’s the ohh soo cool garden. Perfectly landscaped it comes with both stone patio terraces with areas for alfresco dining and sitting areas making it the perfect spot for a summer party. There’s also a stunning water feature, ample grass area and even a herb garden at the rear.
But the real fun starts once you head down into the basement…
Check out that spectacular temperature controlled wine cellar – this is where we’d spend most of our time.
There’s also a gymnasium, sauna/shower room and a seven seater cinema taking Friday movie night to a whole new level.
Hard not to be impressed, right?! But what do you think it’s worth? Take a guess and comment below, then peek at the right answer over at Savills, Stamford (no cheating, now!).
